ON OUR MORE COMPLEX PROJECTS, Lusardi utilizes BIM 3D-Modeling Software, which allows Lusardi designers to create a "virtual building" with virtual structural elements like walls, slabs, roofs, doors, windows and even furniture. The advantages of this system are obvious, as BIM is an improved way of working collaboratively, using a model created from coordinated, consistent design information. This process improves building constructability, enables earlier decision-making and better documentation, and minimizes unforeseen conflicts. It also aids in the evaluation of alternatives for sustainable design or improvements using analysis before construction begins. The end result is better cost control of the project and more accurate scheduling as well.
In general, BIM simplifies the drafting process and at the same time provides additional assets to the drawings. Using one electronic file, an entire set of mechanical, electrical, plumbing and structural drawings can be created from the architectural model. The designer-generated information can be modified to meet the construction specifications. In other words, every time the designer draws a wall, they must declare the composition of the wall section. This includes products, materials and sizes. Using this information the software will generate schedules and lists of materials with quantities of materials to purchase. This is where the main sustainable aspect comes into play. Limited construction waste is a direct benefit of using BIM software.
