This project was comprised of a partial demolition of an existing BMW dealership and included remodeling two structures and a complete site renovation. The end result was a state of the art BMW sales and detail facility.
The remodel included structural retrofitting and cosmetic improvements to bring the old service building up to code and transform it into the main showroom/support building. On this portion of the project Lusardi self-performed concrete, glass, and metal panels. The old detail building was cleaned up and 1 of the 4 detail bays was turned into a car wash.
The site was a challenge due to soil conditions and the perimeter confinements. The City of San Mateo is located near the San Francisco Bay which comes with challenging soil conditions locally know as “Bay Mud.” In order to stabilize the soft clay like soil we had to lime treat the site before placing concrete or asphalt on the existing soil. Two sides of the project have zero lot lines with buildings on each side. The back lot line abuts railroad land which is occupied by a highly active commuter rail system. The frontage of the project abuts South El Camino Real which is governed by the City of San Mateo and Cal Trans. Lusardi had to coordinate with each jurisdiction to complete the egress improvements required by the new site layout. This included a temporary shut-down of the right lane of traffic while we removed and replaced the sidewalks and curb as well as storm drain work near the railroad.
If the actual construction of the facility wasn’t challenging enough, the Owner required us to work around a fully operational car dealership. At times we were paving one side of the lot while they were selling the BMWs on the other.
With all of these challenges we finished the project successfully, safely and with impeccable quality.
