This unique project required the renovation of an existing 50 year old, 154,000 square foot concrete tilt-up manufacturing plant that had been used for many years as a wholesale floral center.
“Make” is designed to be a creative workspace to fit the community that surrounds it, and a place where businesses can come to fully immerse themselves in the culture around them. The design team wanted to establish a place where creative companies could thrive. The workspace is equipped with onsite showers, a gym, a café, an outdoor amphitheater, greenspace and a shuttle bus—all within a 5-minute bike ride to the beach.
The most unique aspect of this project was taking a cold dark concrete shell building and retrofitting it to a window filled, contemporary space with top-notch life style amenities. The existing floral facility was once one building, but in order to create the unique center breezeway, a portion was carved out to create the outdoor courtyard. A top rate gym with locker rooms was designed to provide stress relieving exercise spaces, as well as a bike and surfboard storage, and outdoor showers. There is also an outdoor amphitheater with a large presentation screen for use by all tenants and the community. The overall goal was to provide a bright, open, and contemporary space with amenities to enhance the work-life experience.
From a design perspective the project was unique in that the brand and space were designed concurrently. As a result, the finished building is full of character and is a direct representation of the “make” brand. Lusardi worked closely with the design team and Unique Building Group to customize the exterior finishes Cruzan desired. One of the custom features is the exterior rusted panels. Cruzan wanted a finish that would constantly evolve with its natural surroundings. Unique Building Group designed their version of weathered panels that would naturally mature over time. The finished product is the use of hot rolled steel that received a rust inhibitor to induce the maturing process. For a clean and custom-fit look, Unique created a concealed clip system that would mask the fasteners on the exterior finish. This finish is custom to the building and will retain its individuality as it reacts to its surroundings. Since their installation, the panels have continued to evolve at their own pace. The West side of the building has a different character than the rest because of its exposure to the sun and wind.
The site incorporates three recycled high cube shipping containers that are 40 feet long by 8 feet tall. One of the containers is a café while the others are used for surf storage, bike storage, and office space. To add more color and vibrancy to the exterior, Cruzan hired New York based artist Jason Woodside to paint one of the shipping containers. Jason is known for his work with Adidas, Urban Outfitters, and Brooks Brothers among others and is passionate about the projects he collaborates on. His painting on the shipping container is an original piece that is meant to inspire those while in the outdoor work areas.
