The project was comprised of a new single-story, 93,467 square foot industrial building situated on a 5.86-acre site. The unique shape of the in-fill parcel required special site engineering and a design that maximized the building footprint while providing for the necessary parking. The building shares common access with an existing Costco store.

The project is located in a high-visibility location, surrounded by public roads on all sides. It was critical that the design of the structure was aesthetically appealing for the neighborhood including the public landscaping, trails and lighting for residents across the street.

The existing steep slopes required innovative civil engineering solutions to the grading challenges. This included placing a large flat foundation maximizing the square footage of the building and parking for future tenants.
